What Is a Combined Building and Pest Inspection?
A building and timber pest inspection is a comprehensive assessment of a property to identify any structural issues, potential damage, fungal decay, and the presence of timber pests such as termites or borers. These issues can be difficult to spot without expert knowledge.
At ROGA Build Solutions, we conduct both these inspections in parallel by our experienced inspector, who holds multiple licences, including builders, pest management, and asbestos qualifications.
When you book your Building and Pest Inspection with us, we will make all the necessary arrangements and undertake your inspection. Once your inspection is complete, you will receive a comprehensive building and pest report that is produced by our qualified inspector.
Why Do You Need It?
These inspections are crucial for protecting your investment in a property. They provide peace of mind by identifying potential issues early on, which can help prevent costly repairs or future damage. For homebuyers or investors, a building and timber pest inspection ensures that you’re making an informed decision, giving you the opportunity to address any problems before purchasing. For homeowners, regular inspections help maintain the integrity of your property and safeguard against hidden issues that might compromise the safety or value of your home.
Accelerate your negotiations by obtaining a full report early – we can help you foresee any potential issues impacting your purchase.
A) When Buying a House, Unit or Commercial Property
Before your contract becomes unconditional, it is recommended that you carry out a Building and Pest Inspection.
A pre-purchase building inspection report will highlight any areas of defect on the property. It is then up to you to decide whether to request those issues be rectified prior to settlement or negotiate a better price. Alternatively, you may be able to cancel your contract or choose to fix the defects after settlement.
B) If You Are Selling a House, Unit or Commercial Property
We recommend you undertake a Building and Pest Inspection report to determine if there is anything that needs to be addressed prior to putting your house on the market. If you are auctioning your house, you will also want to provide the results of a Building and Pest Inspection to display to potential buyers.
C) A Property Owner or Asset Manager Wanting to Maintain the Quality of a Building
Regular inspections help identify areas that need to be maintained to ensure the integrity of your property and safeguard against hidden issues that might compromise the safety or value of your home or investment.
D) New Build/Pre-Handover Inspections
If you’re building a new home and want peace of mind that your builder has completed the build to an acceptable standard, we can issue a pre-handover inspection report to your builder to ensure any potential defects are rectified prior to Practical Completion Settlement Day.
